Placester Interview: Michael Tritthart on Modern Real Estate Website Design for Agents

In addition to the site design services and guidance he provides KW Market Centers and their members, Tritthart also shares his technological and marketing expertise via training sessions, during which he teaches professionals — including and especially agents and brokers — how to augment their marketing strategies and better reach and nurture their core customers.

Placester: Tell us a bit about your background in the marketing and web design space. When did you start your career? What drew you to the field?

Tritthart: I have always had a passion for training. I earned an undergraduate and Master’s degree in education. I was then a marketing and tech teacher and coach in North Texas from 19952001.

We don’t just build real estate sites — we also educate all agents on how to effectively market and lead generate.

In 2001, I began training in the real estate technology field, providing powerful hands-on workshops to Dallasarea agents. Those workshops have grown throughout the years and have been conducted across all of the U.S. and Canada. Then, in 2004, I had the opportunity to join the Keller Williams Plano Market Center staff [in Texas] as the tech trainer/support for an office of more than 300 agents.

Soon thereafter, I started to develop real estate marketing, web, and social media design services for agents. The services offered and design team have both grown exponentially since then, but the core of everything we do is education-based. We don’t just build real estate sites — we also educate all agents on how to effectively market and lead generate.

Placester: What is the main focus of your business today? What specific consultative services do you offer for agents, including KW associates?

Tritthart: We have had the great fortune to bring on some talented individuals that have become an amazing team. All of our team members have either been a real estate agent or on staff in a real estate office. They “get it” from both the design and real estate agent perspective.

In 2015, I partnered with Jeff Kayle on the design side. Jeff has an extensive management, training, and digital design background, and is the perfect fit to lead the team. The MichaelTritthart.com designers help agents create an amazing look, but we do more that just a pretty home page. We create beautiful, functional sites that make an impact on the consumer experience. We build on Placester and multiple social media/website platforms. Having such a powerful team has allowed me to focus on my ONE Thing — training, providing value to all who attend.

Placester: How have you seen the world of digital marketing change specifically for real estate agents since you first began training them?

Tritthart: The digital/tech revolution was initially slow to catch on in real estate. Plus, the mindset of agents was resistance to change. But the revolution has hit full force in the real estate market. Agents are embracing changes because their clients expect it. It is a great opportunity for our design team to be a Certified Partner with Placester as they help to lead these radical improvements.

Placester: Your company offers real estate website design services for agents. What are the major trends you currently see for IDX site design?

Tritthart: The design team focuses on the same thing I focus on in my workshops, community, and local content. Having a powerful site with IDX integration combined with local content is an unbeatable combination for many real estate agents.

With the proper marketing and application of the techniques I share in the workshops, agents can dominate with their enhanced web/social media sites in their local markets. In many cases, ranking higher than many major national real estate companies.

Placester: Given you recently became a Placester Certified Partner to provide web design services for KW associates, how do you help them stand out from the pack with their Placester sites?

Tritthart: We have been providing design services for over 10 years to KW agents. They always hold a special place in my heart. My father, Charles, has been with KW since 1993 as a REALTOR®, part owner of the KW Edmond, Oklahoma office. Mo Anderson invited him to join KW when it was still “Keller, who?”

Since I joined in 2004, the culture of the company has been just amazing. We try to carry that same culture over and into our design team. Placester: What do your biggest client success stories have in common? How have they managed to make the most of their sites and online presence?

Tritthart: One word: leverage. The successful agents (including KW associates) realized very quickly that real estate website enhancements were not in their 20% and, in turn, they leveraged that out to us. They then have gone on to build a team that leverages the marketing and lead generation for the sites.

Placester: Aside from lead design services, you also provide general marketing training. How do you approach teaching agents about modern marketing strategies and tactics?

Tritthart: I provide over 40 hours of state-certified technology and the aforementioned ONE Thing workshops. I learned early on that workshops were the way to go. Agents walk out of those feeling empowered.

To make the workshops even more effective, I use the “Tell, Show, Do” method. This has allowed agents to build their own online business. If I can teach you how to create a great real estate website, then mission accomplished. If you need assistance, our design team is here to help.

Placester: What’s the biggest piece of advice you can offer agents (KW associates, in particular) regarding their online real estate marketing?

Since it is always changing, never stop learning the techniques of online real estate marketing.

Tritthart: Since it is always changing, never stop learning the techniques of online real estate marketing. But most importantly, leverage out what is not in your 20%. Letting go always allows you to build even more. I did the same thing when I first started building my design team and haven’t looked back.
